Firstly you must contact our office to arrange a time to view the property, once viewed you then need to submit a Tenancy Application which can be downloaded from our website, collected whilst viewing the property or you can call into our office. We would suggest that you drive by the property before you arrange to view the property so you can determine if it will meet your requirements.
You will need to fill out all sections within the application, including signing the privacy consent section on the back page. We need as much information as possible and correct contact numbers so we are able to contact your referees and process your application as quickly as possible. In addition to completing the form, we will require photographic ID for all applicants over the age of 18 plus a copy of a phone or utility bill from your previous address or a current pay summary.
Our processing time is 48 business hours, this is providing we can get in contact with all of your references which is why we ask for as much information as possible to be provided when submitting the application. We aim to give you the landlord’s decision on your application as quickly as possible.
The Property Manager will notify you if your application has been accepted and organise a time for you to come into our office to complete all of the necessary paperwork.
You will need to pay a Security Deposit which will be the equivalent of four (4) weeks rent. This must be paid at the time of signing the lease and needs to be paid in either cash or bank cheque. This deposit will be held in a Trust Account until you vacate the property and a final inspection has been completed. You will also be required to pay your first two (2) weeks rent before we can release the property keys to you.
All tenants are responsible for the cost of power (including the connection fee), you will need to contact Power & Water to have the power connected at the property in your name. Your lease agreement gives you an allowance of 600KL of water per annum, if you exceed this allowance the cost may be forwarded on to you for payment at the current Power & Water rate.
For you convenience you will be issued with a Pay Way card at the beginning of your tenancy, you can use this card to pay your rent through phone or internet banking. If you wish we can provide you with documentation to set up a direct debit with your pay officer or bank.
At the time of signing the lease you will be issued with a rent payment schedule which will show the dates your fortnightly rent payments are due. Should you have any queries then please call to make an appointment with your Property Manager to discuss.
We require that ALL maintenance is submitted to us in writing however in the event of an emergency at the property, we ask that you contact the office immediately to notify us of the problem. If the emergency occurs out of normal trading hours still call the office number (08) 8948 8588 and follow instructions. As a general guide emergency may include but is not limited to Break In's and the security of your home, electrical maintenance (safety issue) and Water and Sewerage blockages.
You will be advised two weeks in advance when an inspection is due; these normally take place every 12 weeks. Once you are accepted for a property full details of what you are required to do in preparation for an inspection will be given to you.
If you are unable to pay your rent on time then you must advise your Property Manager immediately, failure to do so may have consequences for your future credit rating and references.
